Four Seasons Chooses Tangier for New Luxury Resort Overlooking the Mediterranean

The planned 99-accommodation resort at Cap Malabata, including 27 private villas, will add another international hospitality brand to Tangier, where luxury developments are taking shape along different parts of the coastline.

TANGIER, Morocco —Four Seasons is expanding its presencein Morocco with plans for a luxury resort overlooking the Strait of Gibraltar, adding Tangier to a portfolio that already includes Marrakech, Casablanca and Rabat.

Announced on October 8, 2026, the development will bring 99 guest accommodations, including 27 standalone villas, to a cliffside site at Cap Malabata, with views towards the southern coast of Spain.

The project is being developed in partnership with Royal Resort Cap Malabata, a luxury development company backed by GFH. The wider destination development is supported by GFH Bank, according to Four Seasons.

Beyond the arrival of another international hotel brand, the announcement highlights an emerging feature of Tangier's hospitality landscape: luxury accommodation is developing around several distinct experiences, from restored historic properties to purpose-built coastal resorts.

A Mediterranean Resort with 27 Private Villas

Planned Four Seasons Resort Tangier at Cap Malabata featuring 27 private villas overlooking the Mediterranean in Morocco

The proposed Four Seasons Resort Tangier will occupy a waterfront site extending more than 260 metres along Morocco's northern coastline.

Architectural firm Arjitec will design the property, with interiors by British studio Goddard Littlefair.

According to Four Seasons, the resort will include four dining venues, expansive pool and waterfront lounging areas, a full-service spa, fitness facilities and the company's Kids For All Seasons programme.

Indoor and outdoor spaces are also planned for meetings, celebrations and private events.

Its location places the property within reach of Tangier's historic centre while offering a more secluded coastal setting.

Four Seasons estimates the journey from the resort to the city's high-speed railway station at approximately 15 minutes, with Tangier Ibn Battouta Airport around 45 minutes away.

The inclusion of 27 standalone villas suggests a particular emphasis on privacy and extended leisure experiences, alongside conventional hotel accommodation.

That distinction matters in a city where luxury hospitality is no longer represented by a single type of property.

Tangier's Luxury Hotel Landscape Is Taking Shape

Four Seasons will not be entering an undeveloped luxury hospitality market.

The city already hosts Fairmont Tazi Palace Tangier, a 133-room-and-suite property housed in a restored historic residence surrounded by eucalyptus trees.

Its appeal is rooted partly in architectural heritage and the experience of staying in a building associated with Tangier's past.

Elsewhere, Hilton has announced plans for Waldorf Astoria Tanger near the Cape Spartel Reserve.

The proposed resort is designed to include 115 guest rooms and suites, including 21 villas with private pools, alongside an extensive spa and dining facilities.

The three properties illustrate different approaches to the high-end hospitality market.

Fairmont combines historic architecture with contemporary hotel services. Waldorf Astoria is planning a resort experience near Cape Spartel, while Four Seasons is proposing a Mediterranean waterfront property at Cap Malabata.

Together, they suggest that Tangier's luxury accommodation offering is becoming more varied, with international operators pursuing different locations and guest experiences.

That does not establish the commercial success of future developments. Occupancy, room rates and sustained visitor demand will ultimately determine how these properties perform.

It does, however, place the Four Seasons announcement within a broader hospitality development story.

Why Tangier Offers a Distinctive Setting

Tangier's attraction as a destination extends beyond its coastline.

The city occupies a prominent geographical position near the meeting point of the Atlantic Ocean and Mediterranean Sea, with centuries of commercial and cultural connections across the Strait of Gibraltar.

Its medina, historic architecture and artistic associations offer visitors an urban experience alongside access to northern Morocco's beaches and landscapes.

For international hotel groups, these characteristics provide different possibilities for positioning their properties.

A restored palace, a resort near a nature reserve and a cliffside hotel overlooking Spain may serve overlapping luxury markets, but each offers a different reason to visit.

Four Seasons is positioning its planned property around the coastal setting and the character of Tangier.

Ricardo Suarez, Group Head of Development at Four Seasons, said the company's ambition is to create a resort that reflects the destination while offering guests access to its surroundings.

The choice also expands Four Seasons' geographical coverage in Morocco.

The group currently operates Four Seasons Resort Marrakech, Four Seasons Hotel Casablanca and Four Seasons Hotel Rabat at Kasr Al Bahr.

Tangier would become its fourth Moroccan destination, giving the company a presence on the country's northern Mediterranean coast.

A New Partnership at Cap Malabata

The project brings Four Seasons together with Royal Resort Cap Malabata as part of a wider luxury destination development.

Abdulwahed Al Kooheji, Chief Executive Officer of Royal Resort Cap Malabata, identified Tangier's location, cultural heritage and waterfront setting as central considerations behind the partnership.

The development adds to the pipeline of internationally branded luxury accommodation planned for the city.

Yet several important commercial details remain unknown.

Four Seasons has not disclosed the project's investment value or announced an official opening date. Future room rates have also not been published.

Without those figures, it is too early to assess the development's commercial scale or quantify its potential contribution to local tourism.

Its eventual impact will depend on construction, staffing, visitor demand and the extent to which the completed resort creates opportunities for local businesses.

When Will Four Seasons Resort Tangier Open?

Four Seasons has yet to announce when the resort will welcome its first guests.

For now, the project remains a planned development rather than an operating hotel.

Its announcement nevertheless adds another dimension to Tangier's changing hospitality offering.

Alongside the historic setting of Fairmont Tazi Palace and Hilton's planned Waldorf Astoria near Cape Spartel, Four Seasons' proposed Mediterranean resort illustrates the different ways international luxury brands are approaching the northern Moroccan city.

For travellers, those developments could eventually provide a wider choice of places to stay. For Tangier, the test will be whether these projects translate their distinctive settings into lasting hospitality businesses.
